Our accomodation

Two AWARD-WINNING 19th Century barn eco-conversions.


At Troutsdale Farm there are 2 AWARD WINNING Eco barn conversions on the family farm in a quiet location, on the edge of the Peak District National Park, by Tittesworth Reservoir.

Sleeping 6 and 10 with ensuites (or 16 in Total)

Fully renovated by the owners with care and attention to detail, Troutsdale Farm offers quality accommodation of real character and charm and seamlessly combines all the old original features to still give a 'barn feel' with modern design and home comforts that make them ideal for family get-togethers.

There are well equipped kitchens, hand crafted from oak with double belfast sinks, with large dining tables (seating 6 and 10), dishwashers, microwaves, double oven electric cookers.


Both have spacious sitting areas with Clearview log burning stoves, flat screen TV and DVD player, small selection of DVD's, selection of books games and magazines, and local Tourist Information.

There are en suites showers in both properties - as well as family bathrooms (with shower over).


Beautiful exposed original beams, stone and brickwork and solid oak flooring on the 1st and 2nd floors.

There is off road car parking and an enclosed garden area, ideal for sitting out and barbecues. Doorstep footpaths lead to circular nature trail around Tittesworth Reservoir.


Good Choice of Local Pubs and eating places (1 within 1 mile) serving good food and real ale.


Beautiful wildflower meadow, 4 herb borders which guests can help themselves and a butterfly nectar bar border.


Excellent area for outdoor pursuits with water activites on Tittesworth Reservoir


Ideal for exploring the Peak District National Park and wider areas with some of the countries top attractions nearby. Alton Towers, Chatsworth, Haddon Hall, Manifold Valley, Ilam, Dovedale, National Trust gardens, Jodrell Bank, Staffordshire Hoard, National Memorial Arboretum all within easy distance.

Our 2 award-winning luxury holiday cottages overlook the gentle hills and green valley pastures. Spend an afternoon curled up with a good book in our cosy living room with the log fire; enjoy the views in the garden, a BBQ and al fresco dining with our tables and benches; or choose one of the many outdoor activities the area has to offer.

With doorstep footpaths - hike the nearby nature trails, and the infamous Roaches, fishing and golf nearby, or try out some watersports on the nearby Tittesworth Lake. No matter how you spend your vacation, you'll come away with lifelong memories to share with your family and friends.

The greener features of the barn are carefully incorporated so that you hardly know they are there and require no expertise or knowledge. 

  • Central heating comes from the ground source heat pump and solar panels. 
  • Rainwater harvesting system works for all grey water.
  • Timbers replaced in the conversions were cut from local woods, and we have planted 20 acres of new woodland.  
  • The traditional lime plastered walls are painted in Earthbourne natural Clay paint.
  • The windows are all made from wood and painted with organic linseed oil paints.
  • Sheepswool insulation is used throughout the building
  • Natural clay aggregate forms the floor insulation in the limestone floor.
  • There are 4 herb borders from which guests can enjoy and pick their own herbs.

  • Please bear in mind that we think the reception is good - for 2 applicances per cottage - but we are in the country and our WIFI may not be particularly suitable for some heavy downloading.
  • Wifi is also available in the bar area of the local pub The Three Horseshoes Inn (just 1 mile away) - there are also a varity of places in Leek with wifi ie Costa Coffee, Foxlowe Centre
  • Previous guests have also brought mobile Wifi gagets with them (before we got the WIFI installed) - we do know that 3.co.uk mobile wifi does work in both properties.  


  • Mobile phones reception is quite good with Orange Service (now EE) - O2 does not appear to always be as good.
  • Please bear in mind that some of the walls in the cottages are 20" thick.
  • The nearest public phone box is in Leek in the Market Place

Treat Mum in March - she is worth it!

For any remaining March breaks we will include cream tea on arrival - so you can just arrive and treat mum - you'll just need to put the kettle on for her! (Please request when booking).


The family can book the cottage, includes all beds made up for arrival, 2 towels each, basics like tea, coffee sugar, dishwasher tablets, washing up liquid, bin liners, etc etc - all the things that mums 'have to think about' when going away!!.......... so the family can just book the cottage for a treat and mum just has to pack a few clothes!!


We have got lovely panoramic views over Peak District countryside, doorstep walks, some great local pubs to take her out for a bit of lunch, cosy log fire to return to (with basket of logs included), a local pub will even delivery takeaway off the 'specials board', and we also have a private chef that will come in and cook as well. Oh.... and major supermarkets will do a food delivery also .... so she does not even have to think of that!!


Just trying to make it easier for a family treat mum getaway!!
